Ashley Road West is an urban development at the Heart of Hale, providing 98 contemporary apartments with communal spaces and high-quality specification. 

Joining the project at RIBA Stage 3, we formed a fully integrated team with the client and their team to develop the design. Achieving BREEAM Excellent, the development is set across two blocks of up to fifteen storeys, offering one, two and three-bed homes.

Putting affordable housing at the heart of the development, 28 of the properties are for shared ownership. A public courtyard, rooftop terrace and children’s play area provide shared spaces for families, strengthening the social fabric of the community.

With a reinforced concrete frame on piled foundations, the external façade comprises an SFS frame with hand-laid brickwork and aluminium windows. The design meets enhanced fire and thermal performance standards for the safety and comfort of residents. 

As a sustainable brownfield regeneration, the project revitalised the environment while creating new employment opportunities for local people. Extensive remediation of hydrocarbons cleansed the land from previous industrial use, breathing new life into the community. A sustainable urban drainage system follows the natural flow of water to prevent pollution and promote biodiversity, mitigating the impacts of climate change.  

Surrounded by footpaths on all elevations, we deployed extensive temporary works to maintain public access during construction. This included sheet piling adjacent to the boundary to retain the existing footpath. Public safety measures included protection fans and crash-decking. These measures enabled safe access throughout the construction period, avoiding disruption and maintaining public support for the project.
